PBSA vs Share Houses: Where Should University Students Live?

The Accommodation Dilemma

You are moving to Melbourne or Sydney for university. You have two main choices: The corporate student high-rise, or the suburban share house.

The Rise of PBSA (Scape, Iglu, UniLodge)

Purpose-Built Student Accommodation (PBSA) towers have exploded across Australian cities.

  • The Pros: Incredible convenience. They are usually located directly across the street from the university or in the CBD. Security is excellent. Utilities, high-speed Wi-Fi, and gym access are included in the price. It is very easy to make friends as an international student due to organized social events.
  • The Cons: They are astronomically expensive. A tiny, 15-square-meter studio apartment can cost $550 to $750 per week. The rooms are often described by students as "luxurious prison cells."
  • The Australian Share House

    Moving into a privately rented house in the suburbs with 3 or 4 other young people.

  • The Pros: It is significantly cheaper. A room in a share house might cost $250 to $350 per week. You get access to a real living room, a full-sized kitchen, and often a backyard. It forces you to integrate into authentic Australian local culture.
  • The Cons: The rental market is currently a bloodbath. You will compete against 50 other desperate people at a Saturday morning house inspection. You must deal with setting up utility bills, unreliable internet, and the classic share-house drama of housemates refusing to wash their dishes or pay rent on time.
  • The Hybrid Strategy

    Many smart international and interstate students use the 1-Year Strategy.

    They book a room in a PBSA (like UniLodge) for their very first year. This provides a safe, guaranteed "landing pad" where they don't have to stress about buying furniture, setting up electricity, or navigating the brutal private rental market while trying to adapt to a new country.

    During that first year, they make friends. Then, in Year 2, they team up with those friends to sign a lease on a much cheaper, private share house in the suburbs.
