The 50/50 Scam

You and your best friend sign a lease for a 2-bedroom apartment in a college town. The total rent is $2,000 a month.

You assume you will split the rent 50/50 ($1,000 each). You move in. Your friend claims the "Master Bedroom."

  • His room is 200 square feet. He has a walk-in closet and a private, attached bathroom.
  • Your room is 100 square feet. You have a tiny closet, and you have to walk down the hall to use the guest bathroom (which guests also use).
  • You are paying $1,000. He is paying $1,000. You are being mathematically scammed.

    The Square Footage Formula

    Rent should never be split 50/50 unless the bedrooms are identical. You are paying for square footage.

    To calculate the fair split, you must measure the private space:

  • Measure the Master Suite: Bedroom (200 sq ft) + Closet (30 sq ft) + Private Bath (50 sq ft) = 280 total private sq ft.
  • Measure the Small Room: Bedroom (100 sq ft) + Closet (10 sq ft) = 110 total private sq ft.
  • Total private space in the apartment = 390 sq ft.

  • Roommate A controls: 280 / 390 = 72% of the private space.
  • Roommate B controls: 110 / 390 = 28% of the private space.
  • The Split Calculation

    You do not split the entire $2,000 based on this ratio (because you both share the kitchen and living room equally). Generally, 50% of the rent covers common areas, and 50% covers private areas.
  • Common Area Rent ($1,000) divided by 2 = $500 each.
  • Private Area Rent ($1,000) is multiplied by your percentage.
  • The Fair Bill:

  • Roommate A (Master): $500 (Common) + $720 (Private 72%) = $1,220/month.
  • Roommate B (Small): $500 (Common) + $280 (Private 28%) = $780/month.
  • The Strategy: Before you sign a lease, walk through the apartment with a tape measure. If one person is getting a private bathroom and double the space, they must pay a $300 to $400 premium. If they refuse, do not sign the lease.
